VACATION RENTAL INSURANCE: Rental Guardian Vacation Rental Insurance has been made available
with your Reservation. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due
to certain Unforeseeable circumstances that may jeopardize your vacation investment and force you to
incur unplanned expenses. We strongly recommend you purchase this valuable protection. If declined,
you acknowledge you have read and understand our cancellation policy and choose not to purchase
RENTAL INSURANCE ON BEHALF OF ALL OCCUPANTS: Vacation Rental Damage Protection: This
Vacation Rental Damage plan covers unintentional damages To the rental unit interior that occurs
during your stay, provided they are disclosed to management prior to check-out. The policy will pay a
maximum benefit of [Policy Limit]. Any damages that exceed [Policy Limit] will be charged to the credit
card on file. If you damage the real or personal property assigned to your rental accommodation during
the trip, the Insurer will reimburse the lesser of the cost of repairs or the Actual Cash Value of the
property, up to [Policy Limit].Certain terms and conditions apply. The Vacation Rental Damage can be
purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and
request RENTAL GUARDIAN INSURANCE Travel Protection and Insurance Services to pay directly
Vacation Resort Solutions any amount payable under the terms and conditions of the Vacation Rental
AGREEMENT: Vacation Resort Solutions , LLC. (“Rental Management”), and Guest agree as follows:
Above Guest is an adult (25 years of age or older) and will be an occupant of the unit during the entire
reserved period. Other occupants will be family members, friends or responsible adults. Use of the
premises will be denied to persons not falling within the foregoing categories, and as a result they would
have to vacate the property immediately without any refund. No keys or codes will be issued to anyone
who is not an adult.
RESERVATION/TERM: You hereby reserve the Property, subject to the terms and conditions of this
Agreement. This property has been reserved by you from 4:00 pm on Arrival Date until 11:00 am on
departure date.
CREDIT CARD SECURITY DEPOSIT: Your signature on this document confirms authorization, for Rental
Management to debit your credit card account VISA / MasterCard / Discover For the total rental price
and/or to reimburse Rental Management for costs incurred to repair/replace damaged items. I
understand that by signing below, I am also accepting liability for any damages caused to the property,
unpaid rental fees or excessive cleaning fees (other than normal use) by myself, or my family and/or
guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished.
PAYMENT: The signer of this document agrees to pay: Vacation Resort Solutions (Please see Approved
Customer Reservation). Any damages, losses or excessive cleaning charges incurred by you or your
group will be withheld from your security deposit or charged to your credit card if accidental damage
insurance was not purchased (or the amount of damage is higher than the coverage). The security
deposit will be refunded only after a thorough inspection of the property has been made and no
damage is found. By signing this document, you alone agree to accept full responsibility for full payment
of your reservation.
DEPOSIT AND PAYMENTS: 50% of your reservation is due at the time of your reservation. The total is
due 30 days prior to your check in date. If you have a credit card on file, it will be charged automatically
unless other payment arrangements are made. Please review your reservation and make sure all the
information including check in and check out dates are correct. Any damages needs to be reported at
check in.
CANCELLATION: There is no cancellation fee for any cancellation notification received more than 30
days prior to occupancy. There are no refunds if the reservation is cancelled less than 30 days prior to
the arrival date.NO SHOWS / LATE ARRIVALS / EARLY DEPARTURES: Will be charged the full amount for
the reserved stay.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense or occupancy exceeding the
sleeping capacity stated on the reservation confirmation will be subject to forfeiture of advance deposit
and/or rental money and the party will not be permitted to check-in. SEVERE WEATHER: We do not
refund rents or deposits lost due to cancelled or shortened stays because of inclement weather.
who acts only as a rental agent for the owner of the Property, and VACATION RESORT SOLUTIONS has
entered into an agreement with the owner of the Property whereby the owner has agreed to indemnify
VACATION RESORT SOLUTIONS for, among other things, the condition of the Property. By executing
below, you agree that in no event will VACATION RESORT SOLUTIONS or any of its representatives be
liable (for any actions or omissions of VACATION RESORT SOLUTIONS to you, your Permitted Invitees, or
any other person for any claims, proceedings, liabilities, obligations, damages, losses, costs or similar
items, whether in contract, tort or under other fault or wrongdoing, in an amount exceeding the Rental
Fee. By executing below you hereby agree that you and your Permitted Invitees will not pursue any legal
accident, expense, damage, claim, warranty, injury or similar loss caused or incurred as a result of your
use of the Property or arising out of any condition on the Property. You further agree to indemnify and

hold VACATION RESORT SOLUTIONS harmless from any claim or demand, made by any third party due
to or arising out of your or your Permitted Invitees use of the Property or any violation of this
Agreement by you or your Permitted Invitees. In addition, VACATION RESORT SOLUTIONS will not be
responsible for loss of money, jewelry or valuables of any kind on the Property.
COLLECTIONS OF FUNDS. If any party to this Agreement resorts to any legal action against the other, the
prevailing party shall be entitled to recover reasonable attorney’s fees in addition to any other relief to
which the prevailing party may be entitled. This provision applies to the Agreement and the Guest
PAYMENT TERMS: Credit Cards, Electronic Funds or Electronic Checks are accepted. There is a
$50 charge for all returned checks plus the cost of collection. RATES: Rates, terms and applicable taxes
are subject to change without notice. We reserve the right to move Guest up to 30 days in advance to a
comparable property or refund the Guest the amount paid.
CHECK IN AND CHECK OUT: The rental period begins at 4:00 p.m. on the day of arrival and terminates at
10:00 a.m. on the day of departure, unless prior arrangements have been made. Early check INS or late
departures will incur an extra charge of $50. The properties are professionally cleaned and inspected
before and after each rental to ensure that all guests have a clean comfortable stay. Please be
thoughtful of renters who may be checking in on the same day that you checkout. Occasionally delays
may occur during peak season.
WHAT WE SUPPLY: The property is equipped and set up as a fully furnished home that will include
linens, blankets, pillows, towels, as well as a fully equipped kitchen, TVs, furnishings, and outdoor
furniture. Although we make every effort to anticipate most people’s needs, we may not have all the
items you may be accustomed to having at your own home.
Internet access may or may not be provided in the Property. If the Property does have Internet access,
VACATION RESORT SOLUTIONS makes no warranty that such access will be functional.
The Property may or may not contain a fireplace. If the Property does contain a fireplace, please review
the Information Sheet for instructions on fireplace usage and safety prior to using such fireplace.
VACATION RESORT SOLUTIONS assumes no responsibility for any damage or injury cause by you (or your
Permitted Invitees) use of a fireplace and you expressly waive any rights, claims, or causes of action you
or your Permitted Invitees may have against VACATION RESORT SOLUTIONS for injuries or damage
resulting from such use.
If the Property contains a fireplace, it may be either wood burning or gas. If the Property contains a gas
fireplace, please refrain from burning materials of any kind therein.
WHAT YOU SHOULD BRING: Although the bathrooms and kitchen will be stocked with starter kits, you
may want to bring with you such personal items as a hair dryer or any other personal toiletries. The
towels provided must stay in the condo.
PERSONAL ITEMS: VACATION RESORT SOLUTIONS, LLC is not responsible for personal items that are
lost or stolen during your stay. In addition, VACATION RESORT SOLUTIONS assumes no responsibility for
personal items that are left behind after your stay.
DAMAGE AND CLEANING ISSUES: Any damage or cleaning issues noticed upon arrival should be
reported to Vacation Resort Solutions at kelly@vacationresortsolutions.com immediately. If damage or
cleaning issues are not reported within 3 hours of your arrival, your credit will be charged for the cost of
the repair (or damage insurance). All general maintenance issues should also be reported so the unit can
be kept in good repair
SLEEPING CAPACITY/DISTURBANCES: Guests and all other occupants will be required to vacate the
premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding
the sleeping capacity stated on the reservation confirmation. Using the premises for any illegal activity
including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to
persons less than 21 years of age. Causing damage to the premises rented or to any of the neighboring
properties. Any other acts which interferes with neighbors’ right to quiet enjoyment of their property.
Parties or other large gatherings are not allowed without prior approval. All food should be served and
consumed in the kitchen or patio areas. Shoes should not be worn in the condo in order to maintain the
PER INCIDENT. NO SMOKING / NO PETS ALLOWED: A $300 fine will be assessed for each violation and
guests will be required to vacate the property. If there are additional damage or cleaning costs these will
be charged to your credit card and/or deducted from your security deposit.
NOISE ORDINANCE: You and your Permitted Invitees must comply with city regulated noise ordinances
and any additional noise regulations as provided in the Information Sheet. In particular, please be aware
hot tub use is generally prohibited after 10:00 p.m.
COMMUNITY RULES: Guest agrees to abide by rules of the community. These may be posted in the unit
or at the community pool or office. These rules may change from time to time. Please note there is a
$100 fine for jumping off the waterfall. NO PARKING BOATS, RV, TRAILERS, ETC…: It is against the HOA
for any boats, trailers, RV, etc… To be parked in the driveway or open parking spaces at any time. The
HOA will fine $100 and this will be charged to your account. There is a storage facility available. If you
would like this info, please call the office. GUEST agrees that any tenant who is found using drugs or
allows others to use drugs on the premises will be immediately denied continued occupancy at these
premises. GUEST agrees that during the term of their stay, he/she will keep the rental clean and free of
Trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and
Fixtures in the same condition as at the beginning of the rental period. GUEST agrees to indemnify and
save our company harmless from all liability, loss or damage arising from any nuisance or harm made or
suffered on the premises by the GUEST, tenants, or guests or from any carelessness, neglect, or
improper conduct of any persons entering, occupying or visiting the premises. We accept no
responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by
events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight
delays, or cancellations, airport closures, and loss of luggage, adverse weather conditions, fire flood, or
industrial dispute. We cannot accept any liability for failure of public supplies such as water, electricity,
Internet or breakdown of the air conditioning system. Nor for the consequences of the action or
omissions of persons who may control or supply main services, or any actions taken in the vicinity of the
property reserved, by any authority over which there is no control. We cannot accept any liability for
your personal safety during your vacation. It is particularly important that children are supervised at all
times in and outside the vacation property. We assume no responsibility for accidents. You are
reminded to exercise care as to your personal safety, and the safety of your companions. Whenever
possible, valuables should be left secure and out of sight.
CLEANING: The property will be inspected and cleaned after each departure. The rental cleaning
Fee you have paid will provide for normal cleaning. YOU ARE REQUIRED to leave the property in the
same general condition in which it was received. Soiled dishes should be placed in the dishwasher, all
trash removed from the unit and placed in the garbage can in the garage, sheets stripped from the beds,
towels collected in the bathtub and the home is generally picked up and ready to be cleaned. If you
experience any problems whatsoever with the vacation property during your stay, please contact us and
we will do our best to rectify the matter as soon as it is practically possible. Should a problem remain
unresolved, you are required to notify us in writing within 7 days of your return. No action can be taken
or liability accepted for any complaints received after this period. We aim to resolve complaints within a
two month period from receipt, the details of which will be kept confidential to only the parties
involved. Please note that as Utah is a desert State, insects such as ants and the like are occasionally
inevitable, and are not cause for complaint. The vacation property is treated as part of a pest and
termite control program, and is cleaned after each rental.

Without original signature on the charge slip, that an email of this agreement will serve as an
Original, and that this Credit Card Authorization cannot be revoked and will not terminate until
90 days after the rental is vacated. Additional charges may include: unauthorized long distance
Telephone and satellite TV charges; excessive cleaning fees; damages beyond normal wear and
Tear and unreturned keys. All charges not covered under the Damage Protection Insurance may
Be included. The guest has acknowledge that they have read and understood this guest rental
Agreement in its entirety and indicate acceptance of its terms and conditions by signing below.
Our homes are only to be used for residential purposes only. Please review the “Fee/Fine Schedule
Addendum” below for the policies and fine amounts. The following policies are in effect at all VACATION
RESORT SOLUTIONS properties. Fines, fees or other penalties will apply and will be strictly enforced due
to failure of these rules.
· NO PETS are allowed in any property without written consent and full payment
of applicable pet fee.
· SMOKING IS STRICTLY PROHIBITED at all properties, indoors or out, at ALL time. Fines will
be assessed.
· Illegal substances and underage drinking are against the law and are prohibited. Proper
authorities will be contacted.
· Please do not disturb the neighbors. Loud noise and access to back yards and hot tubs is
prohibited after 10:00 pm.
· No additional overnight guests are allowed. Prior to check-in, VACATION RESORT
SOLUTIONS must receive an updated Occupants List, if different from that received at time
of reservation.
· No large gatherings such as, but not limited to: (5 or more additional guests),
receptions, luncheons, events, weddings, etc. are allowed without expressed written
parked in the street WILL be towed at Tenant’s expense.
· 4 cars maximum per property Parking is limited to garages and drive ways ONLY.
· No RVs, boats, trailers, or campers may be parked at the properties without advanced
written consent.
· Upon checkout, all doors and windows must be securely locked. Keys and garage door
openers must be left on kitchen counter.
· Trash cans must be put out and returned on the appropriate day and time. Times are
posted on the fridge and in guest book.
· VACATION RESORT SOLUTIONS requires at least one party signing the contract to reside at
the property for the entire rental period.

ELECTRONIC TRANSMISSION: The Guest agrees that if they book on-line and accept the terms of the
agreement on-line, it is the same as signing a copy of this agreement. If the Guest books by phone,
Guest will receive a confirmation of the reservation including the Terms and Conditions via the email
address provided by Guest. The Terms and Conditions will be deemed accepted and signed UNLESS the
Guest replies back via email to the contrary stating that they do not accept the Terms and Conditions of
this agreement. The Guest agrees that they shall not make changes to this agreement.
