Renter requirements
For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the guest. All other persons involved with the rental are considered to be the guest's invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the guest, not the guest's invitees. 

Down payment/ payment
Final payment will be required prior to checking-in to your vacation rental.

Damage policy
As a condition to the rental of all vacation properties, Vacation Resort Solutions reserves the right to charge the guest's credit card for any and all uncovered guest/invitee caused losses and damages sustained to the vacation property throughout the duration of their period of occupancy. In the event of any uncovered guest/invitee-caused loss or damage to the vacation property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, Vacation Resort Solutions is hereby granted the right to charge the guest's credit card. By written or electronic endorsement of this agreement, the guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages.

Upon arrival
If there are concerns or issues with your rental property, please immediately contact our office (leave a message if there is no answer). 

Emergencies/ maintenance
In the event of a problem getting in the vacation rental or if there are problems with the condition or functionality of the vacation rental, please immediately contact the host management office 435-275-5553 immediately (leave a voice message if there is no answer!), the phone number is in the welcome binder. If it is after office hours we will make every effort to return your call as soon as possible.  Guest service hours are from 8 am to 8:00 pm.  You may also email brandy@vacationresortsolutions.com

Arrival time
Check-in is at {reservations.property_check_in_time}. An early arrival may be arranged, pending other reservations and the housekeeping schedule. Please contact us prior to your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check-in time.

Departure time
Check out is at {reservations.property_check_out_time}. Your prompt departure is appreciated so we can prepare the vacation rental for any incoming guests. A late departure may be arranged, pending other reservations and the housekeeping schedule. If you have not arranged for a late checkout, you may be charged a fee for each hour beyond 11 am you are still on the property, at a minimum of one hour. If the home has not been vacated by {reservations.unit_check_in_time}, a fee equal to the rental rate of one day may be assessed.

Cancellations
Power/ weather-related cancellation: Vacation Resort Solutions does not issue refunds due to acts of nature such as: weather, road conditions, snow conditions, power outages, or forest fires.

NUMBER OF GUESTS
Change in a number of guests/conduct of guests: guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the vacation rental at any time could result in extra charges for each additional guest, in addition to any and all damage, disturbance, and cleaning charges. The rental is not intended for parties, nor gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis - please contact Vacation Resort Solutions for prior approval. If there is excessive noise or music, any illegal activity, or evidence of a violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the cabin can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival.

Linens & towels
Towels, sheets, pillows and blankets are not meant for outside use. 

Smoking
Smoking is not permitted in any Vacation Resort Solutions property.  If there is any tobacco smell in the home after your departure, you will be charged a cleaning fee. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning.

Plumbing
Do not put any feminine products in the toilet. Plungers are provided if a clog occurs. Please do not pour grease down the drain.

Right of entry
Guest(s) agree that Vacation Resort Solutions reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements as we may deem appropriate.

Security & safety risks
Always lock doors and windows when you leave the vacation rental! When you rent the vacation rental, you assume responsibility for it and its contents, as well as your personal property. Always lock the doors and windows when you leave the vacation rental. Vacation Resort Solutions does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazard except citronella candles in buckets outside or supplied emergency candles in case of a power outage.

COMMUNITY RULES: 
Guest agrees to abide by rules of the community. These may be posted in the unit or at the community pool or office. These rules may change from time to time. Please note there is a $100 fine for jumping off the waterfall.  NO PARKING BOATS, RV, TRAILERS, ETC...: It is against the HOA for any boats, trailers, RV, etc... To be parked in the driveway or open parking spaces at any time. The HOA will fine $100 and this will be charged to your account. There is a storage facility available.  GUEST agrees that any tenant who is found using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises.  GUEST agrees that during the term of their stay, he/she will keep the rental clean and free of  trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and  Fixtures in the same condition as at the beginning of the rental period.  GUEST agrees to indemnify and save our company harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the premises by the GUEST, tenants, or guests or from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the premises. We accept no responsibility or liability for any loss or damage or alteration to the terms of your reservation caused by events beyond our control, including but not restricted to war, terrorist activity, civil commotion, flight delays, or cancellations, airport closures, and loss of luggage, adverse weather conditions, fire flood, or industrial dispute. We cannot accept any liability for the failure of public supplies such as water, electricity, Internet or breakdown of the air conditioning system. Nor for the consequences of the action or omissions of persons who may control or supply main services, or any actions taken in the vicinity of the property reserved, by any authority over which there is no control. We cannot accept any liability for your personal safety during your vacation. It is particularly important that children are supervised at all times in and outside the vacation property. We assume no responsibility for accidents. You are reminded to exercise care as to your personal safety, and the safety of your companions.  Whenever possible, valuables should be left secure and out of sight.


Indemnification & hold harmless
While Vacation Resort Solutions and its property owners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. Vacation Resort Solutions and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of said guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and bbqs) furnishings, and/or other equipment, whether by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents. Vacation Resort Solutions and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify Vacation Resort Solutions and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including cost of defense, arising out of or in any way connected with the guest(s) use of the property.
 

FIREPLACES

The Property may or may not contain a fireplace. If the Property does contain a fireplace, please review the Information Sheet for instructions on fireplace usage and safety prior to using such a fireplace. We assume no responsibility for any damage or injury caused by you (or your Permitted Invitees) use of a fireplace and you expressly waive any rights, claims, or causes of action you or your Permitted Invitees may have against us for injuries or damage resulting from such use.

 

If the Property contains a fireplace, it may be either wood burning or gas. If the Property contains a gas fireplace, please refrain from burning materials of any kind therein.

INTERNET ACCESS

Internet access may or may not be provided in the Property. If the Property does have Internet access, we make no warranty or guarantee that such access will be functional.
 

Our homes are only to be used for residential purposes only. Please review the "Fee/Fine Schedule Addendum" below for the policies and fine amounts. The following policies are in effect at all of our properties. Fines, fees or other penalties will apply and will be strictly enforced due to failure of these rules. {{initial}}
 

·      NO PETS are allowed in any property without written consent and full payment of applicable pet fee.

·      SMOKING IS STRICTLY PROHIBITED at all properties, indoors or out, at ALL time. Fines will be assessed.

·      Illegal substances and underage drinking are against the law and are prohibited.  Proper authorities will be contacted.

·      Please do not disturb the neighbors. Loud noise and access to back yards and hot tubs is prohibited after 10:00 pm.

·      No additional overnight guests are allowed. Prior to check-in, we must receive an updated Occupants List if different from that received at the time of reservation.  

·      A $100 FEE PER PERSON PER NIGHT FEE WILL BE CHARGED TO YOUR CREDIT CARD FOR ADDITIONAL OVERNIGHT GUESTS NOT THAT EXCEED MAXIMUM OCCUPANCY LISTED ON OUR WEBSITE.

 

·      No large gatherings such as, but not limited to: (5 or more additional guests), receptions, luncheons, events, weddings, etc. are allowed without express written consent from us.

·      STREET PARKING IS STRICTLY PROHIBITED AT ALL PROPERTIES AND AT ALL TIMES. Vehicles parked in the street WILL be towed at Tenant's expense.  

·      4 cars maximum per property Parking is limited to garages and driveways ONLY.  

·      No RVs, boats, trailers, or campers may be parked at the properties without advanced written consent. 


·      Security:  Whenever you are absent or the day of departure from the property, close all doors and windows must be securely locked. All locked closets are not for your use.  There are alarms on the locked doors.  Any attempt to enter locked doors.  Any attempt to enter the secured locked closets will result in a $500 fine and the police will be called. Keys and garage door openers must be left on the kitchen counter on the day of departure.
 

 HOT TUB USE AND RULES

▪ Always shower before using the hot tub to remove all lotions and other oil-based body products.
▪ Children under 5 are not allowed to use the hot tub.  All children over 5 must have adult supervision.
▪ When opening the hot tub cover, be sure to unfasten all safety straps first before lifting the cover off.
▪ Guests with infectious diseases should not use the hot tub.
▪ To avoid injury, exercise care when entering or exiting the hot tub.
▪ Do not use drugs or alcohol before or during the use of the hot tub to avoid the effects of hyperthermia, unconsciousness and possible drowning.
▪ Pregnant or possibly pregnant women should consult a physician before using the hot tub.
▪ Water temperature in excess of 104*F may be injurious to your health. The optimal temperature of 102*F is already pre-set for your enjoyment.
▪ Prolonged immersion in the hot tub may be injurious to your health. It is best to not soak longer than for 30 minute sessions.
▪ Never stand or sit on the hot tub cover. ▪ Always cover the hot tub after each use and secure the straps to ensure the safety of children that are visiting.

POOL USE AND RULES
Guest hereby acknowledges and agrees that the area(s) surrounding pool(s) and/or spa(s) may not be fenced or secure.  Guest understands and agrees to be responsible and liable for any damages that occur to the pool(s), spa(s), and their support equipment through Guest misuse and/or negligence.  Use is at the Guest’s own risk. 

Safety Rules:
   1. No lifeguard on duty. Swim at your own risk.
   2. Children are allowed to swim or play in the pool only when adults are present. Please
       maintain constant supervision over children.
   3. No pets in the pool.
   4. Walk slowly in the pool area. No roughhousing, dunking, pushing, or wrestling.
   5. Keep the area clear of clutter, debris and toys. Toys can often attract young children to
       the pool.
   6. No swimming at night, in rainy weather, or in thunderstorms.
   7. No eating, drinking, or chewing gum while in the pool.
   8. No glass near the pool/water area.
   9. Keep gates to the pool area closed and locked at all times.
10. Pool covers should be completely removed prior to pool use.
11. Swimsuits must be worn while in the pool. Babies must wear a snug diaper and a swimsuit.
  12. Please remove bobby pins and hairpins before entering the pool as these items can clog
      the filter system.
  13. Please do not throw rocks or metal objects into the pool as they can damage the bottom.

  • BLOOMINGTON VILLAS ONLY- Guests MUST SIGN IN and be REGISTERED before entering the pool area.  Please sign in at the entrance of the pool and complete the REGISTRATION FORM for all guests.  Failure to sign in may result in being asked to leave the pool area.

·      Trash cans are may be placed out on Thursday evening.  The garbage truck comes each Friday.  Blue Cans are every other Friday.  The blue can pickup dates are posted in the garage. Cans may be placed in the garage or courtyard after removal on Friday.  Please note if the cans are not out a member of our staff will open the garage or take out from the courtyard early Friday morning.  Community dumpsters are at Estancia, Coral Springs, Las Palmas, and The Bloomington Villas.

 

·      We require at least one party signing the contract to reside at the property for the entire rental period.
